A Roof Shouldn’t Stand Between You and a Sold Sign

A Roof Shouldn’t Stand Between You and a Sold Sign

You know your home needs a little work before it hits the market. Maybe the roof is nearing the end of its life, the flooring is dated, the landscaping needs attention, or the kitchen could use a refresh.

You also know that completing those improvements could help your home show better and appeal to more buyers. But spending thousands of dollars out of pocket right before moving is not always realistic.

That is where the SERHANT. GlowUp Program may help.

GlowUp gives qualified homeowners access to funding for pre-listing repairs and home improvements, allowing them to prepare their property for sale without immediately draining their savings or opening a traditional home equity line of credit.

A Real Example: Replacing the Roof Before Selling

One of my investor clients recently had a property that needed a new roof before it could be confidently brought to market.

A roof replacement can easily cost $15,000 to $20,000 or more, depending on the home, materials, and extent of the work. Leaving the roof untouched could have created challenges during the sale.

Buyers may have been concerned about the expense. An appraiser could have flagged its condition. The buyer’s insurance company might have required replacement before issuing coverage. It also could have led to repair negotiations, closing delays, or the loss of an otherwise qualified buyer.

Instead of paying for the roof entirely out of pocket or tapping into the property’s equity through a HELOC, my client used funds available through the SERHANT. GlowUp Program.

The roof was replaced before the home was listed. The property was ready for the next buyer, the transaction moved forward quickly, and the buyer did not inherit a major project immediately after closing.

It created a smoother sale for everyone involved.

What Is the SERHANT. GlowUp Program?

The SERHANT. GlowUp Program is a pre-listing home improvement financing option available to qualifying sellers working with a participating SERHANT. real estate agent.

Qualified homeowners may be able to access up to $50,000 for approved improvements and selling-related expenses. Rather than taking out a traditional HELOC or delaying the sale while saving for repairs, sellers can complete strategic updates before bringing the home to market.

Depending on approval and program terms, repayment can typically be handled through the proceeds of the home sale.

GlowUp is not a grant, and not every homeowner or expense will qualify. Funding is subject to credit approval, underwriting, interest, fees, and applicable program terms.

What Can GlowUp Funds Be Used For?

Every property requires a different preparation strategy, but eligible expenses may include:

  • Roof replacement or repair
  • Interior and exterior painting
  • New flooring or carpet
  • Kitchen improvements
  • Bathroom updates
  • Landscaping and curb appeal
  • Lighting and fixture replacements
  • General repairs and maintenance
  • Professional cleaning
  • Staging and photography
  • Moving and storage expenses

The goal is not necessarily to renovate every room. It is to identify the improvements that may have the greatest effect on buyer perception, marketability, and the overall selling experience.

Why Make Repairs Before Listing Your Home?

Today’s buyers are often willing to pay more for convenience.

Even when buyers can see a home’s potential, many do not want to coordinate contractors, replace a roof, update flooring, or manage repairs immediately after moving. Large projects can make a property feel risky, especially when the buyer is already budgeting for a down payment, closing costs, moving expenses, and new furnishings.

Completing the right improvements before listing may help:

  • Attract more qualified buyers
  • Improve listing photography
  • Create a stronger first impression
  • Reduce buyer objections
  • Prevent repair issues from delaying closing
  • Avoid last-minute inspection negotiations
  • Support the home’s market value
  • Help the property compete against updated listings
  • Create a faster and more seamless home sale

Not every improvement will produce the same return. Before any work begins, I help sellers evaluate the property, current competition, comparable sales, and likely buyer expectations.

The focus should always be on purposeful improvements, not unnecessary spending.

GlowUp vs. Using a HELOC Before Selling

A home equity line of credit can be helpful in some situations, but it may not be the best solution for a homeowner preparing to sell.

A HELOC generally involves a separate application, income and credit review, property valuation, loan documents, and a lien against the home. It may also come with monthly payments and variable interest.

GlowUp provides another possible path for qualified sellers who want to complete pre-sale home improvements without opening a traditional home equity line.

The best option depends on the homeowner’s financial situation, timeline, equity position, improvement needs, and expected proceeds from the sale. Program terms should always be reviewed carefully before making a decision.

Should You Replace a Roof Before Selling Your House?

A roof does not need to be brand new for a home to sell. However, an aging or damaged roof can become a significant obstacle.

It may make sense to replace or repair the roof before listing when:

  • There are active leaks or visible damage
  • The roof is near the end of its expected life
  • Insurance coverage may be difficult to obtain
  • The condition could affect financing or appraisal
  • Similar homes for sale have newer roofs
  • Buyers are likely to request a repair or credit
  • Completing the work could make the home easier to market

A pre-listing inspection and professional roof evaluation can help determine whether replacement is necessary.

Preparing a Las Vegas or Henderson Home for Sale

Selling a home in Las Vegas, Henderson, Lake Las Vegas, or the surrounding communities requires more than placing the property on the MLS.

Buyers compare condition, price, presentation, upgrades, energy efficiency, and expected maintenance costs. A well-prepared home can stand apart from competing properties before the buyer ever schedules a showing.

As a dual-licensed real estate professional and Funding Strategist, I help homeowners look at both sides of the transaction. We can evaluate what should be completed before listing, what may be better handled through pricing, and whether the SERHANT. GlowUp Program could support the strategy.

The objective is simple: remove unnecessary obstacles, protect your timeline, and position your home for the strongest possible sale.

Considering Selling but Your Home Needs Work?

Do not assume you need to complete every improvement out of pocket or take out a HELOC before you can sell.

Let’s walk through your home, identify which updates may matter most, and determine whether you qualify for the SERHANT. GlowUp Program.

Your home may not need a complete renovation. It may simply need the right plan.
